About this role

Thuma is seeking a Construction Manager to lead retail buildouts, renovations, and fleet improvements from due diligence through opening and will deliver premium retail environments. You will own scope, budget, schedule, and finish quality; interpret construction documents; lead contractor bidding and selection; and hold partners accountable while aligning internal teams on decisions, risks, and delivery.

You Will Project Execution

• Lead concurrent retail builds, including Thuma’s cafe and hospitality component, from due diligence through closeout, accountable for schedule, budget, and quality. Partner with Retail Operations, Brand, Merchandising, and Finance to deliver launch-ready stores.

• Manage architects, designers, GCs, subcontractors, vendors, and landlords, with clear responsibilities and deliverables. Drive permitting and inspections with architects, contractors, and local authorities; resolve delays to construction and opening.

• Lead pre-construction diligence and RFPs for GCs and directly engaged subcontractors: define bid packages, level bids, identify exclusions and scope gaps, negotiate pricing and schedules, and recommend awards within budget.

• Interpret architectural, structural, and MEP construction sets, details, schedules, and specifications; identify conflicts, missing scope, and constructability issues, and drive RFIs and resolution with designers and contractors.

• Inspect work against approved drawings, specifications, and finish standards; drive punch lists, commissioning, closeout documentation, warranties, and turnover to completion.

Project Management

• Own integrated project schedules, including design handoffs, permitting, procurement, construction, and opening; track critical-path activities and implement recovery plans when milestones are at risk.

• Own project budgets, forecasts, cost tracking, contingency, and invoice review. Evaluate change orders for scope, pricing, and schedule impact; negotiate where appropriate and obtain required approvals before work proceeds.

• Serve as the primary contact for internal teams and external vendors. Report weekly on budget, schedule, quality, and risks; escalate decisions early with recommendations and cost and timing trade-offs.

• Define complete scopes of work across contractors and owner-supplied packages; manage long-lead procurement, quantities, and delivery coordination to prevent gaps and rework.

• Maintain organized, current documentation across all project phases, with consistent documentation and reporting standards across retail construction projects.

• Lead practical value engineering with designers and contractors, balancing cost, schedule, durability, and guest experience. Apply lessons learned to refine standard details, build a reliable contractor network, and establish cost benchmarks as we scale.

• Support the existing fleet by leading maintenance, repairs, and installations in live stores, completing work safely with minimal disruption to operations and feeding recurring issues into future specifications.

• Work with external vendors and owners reps as necessary to get the job done, on time and on budget.

This Might Describe You • 5+ years managing retail, commercial, or tenant improvement construction, delivering multiple concurrent buildouts from pre-construction through closeout.

• Based in the Bay Area, and willing to travel 30-50% of the time to job sites and our current retail locations.

• Ability to interpret architectural, structural, and MEP construction sets and specifications, identify scope gaps and constructability issues, coordinate technical resolutions, and communicate technical concepts clearly in writing and verbally.

• Experience leading GC and subcontractor RFPs, leveling bids, negotiating scopes and pricing, and holding contractors accountable across concurrent projects.

• Experience managing maintenance and construction in operating stores; knowledge of store system setups is a bonus.

• Hands-on ownership of budgets, forecasts, schedules, invoices, RFIs, submittals, and change orders; sound cost, quality, and schedule judgment; proficiency with project management and documentation tools (Asana preferred).

• Knowledge of construction methods, building systems, permitting, inspections, and applicable codes; ability to coordinate compliance with licensed design professionals and contractors.

• Ability to travel to project sites during key construction phases and store openings.
