About this role
Key Responsibilities
• Serve as the owner's representative for multifamily ground-up development, renovations, ADUs, unit conversions, and other special construction initiatives.
• Lead projects from initial due diligence and feasibility through preconstruction, permitting, construction, inspection, turnover, and closeout.
• Support ground-up development projects through planning, design coordination, permitting, construction, and project delivery.
• Conduct site assessments and evaluate existing building conditions to develop scopes of work and identify potential construction challenges.
• Lead project planning activities including scope development, estimating, budgeting, scheduling, feasibility assessments, and constructability reviews.
• Manage general contractors, subcontractors, architects, engineers, consultants, vendors, and other project partners throughout the project lifecycle.
• Review architectural, civil, structural, mechanical, electrical, plumbing, and other construction documents to identify risks, constructability concerns, and opportunities for cost and schedule efficiencies.
• Coordinate permitting, inspections, approvals, and other requirements with local planning and building departments, utilities, and municipal agencies.
• Monitor project budgets, schedules, forecasts, and change orders to maintain financial and operational accountability.
• Coordinate RFIs, submittals, inspections, product approvals, change management, and project documentation.
• Conduct regular site visits and provide on-site oversight to ensure work meets plans, specifications, quality expectations, safety requirements, and project milestones.
• Partner with property management, operations, leasing, and other internal teams to assess the impact of construction projects on residents, properties, and ongoing operations.
• Identify and proactively mitigate project risks, communicating changes, delays, and recommendations to leadership and key stakeholders.
• Coordinate project turnover, licensing, insurance requirements, closeout documentation, and final inspections.
• Support annual and project-level capital planning and provide recommendations related to scope, cost, schedule, risk, and expected project value.
• Build and maintain strong working relationships with contractors, consultants, municipal representatives, utilities, and other industry partners.
• Manage multiple concurrent projects and priorities while maintaining strong attention to detail and project accountability.
Qualifications • 5+ years of construction management experience, with experience in multifamily residential development, ground-up construction, renovation, or special projects.
• Experience working for a real estate owner, developer, construction management firm, or general contractor.
• Demonstrated experience managing projects from preconstruction through completion, including budgeting, scheduling, permitting, construction, and closeout.
• Experience working with general contractors, subcontractors, architects, engineers, consultants, utilities, and municipal agencies.
• Strong understanding of construction means and methods, building systems, permitting, inspections, and applicable building codes.
• Ability to read and interpret architectural, civil, structural, mechanical, electrical, plumbing, landscape, and other construction documents.
• Experience evaluating existing building conditions and developing scopes of work, budgets, schedules, and project recommendations.
• Strong project management skills with the ability to manage budgets, schedules, contracts, and multiple concurrent projects.
• Experience working in or around occupied residential communities and minimizing disruption to residents and property operations.
• Strong communication and stakeholder management skills, with the ability to clearly communicate project risks, changes, recommendations, and decisions.
• Proficiency with Microsoft Office and familiarity with construction, project management, document management, budgeting, scheduling, and collaboration software.
• Ability to travel regularly to active construction and development sites.
• Bachelor's degree preferred, particularly in construction management, engineering, architecture, business, or a related field.
Preferred Background
• Experience with multifamily ground-up development and new construction.
• Experience with accessory dwelling units, unit conversions, infill construction, or similar residential development projects.
• Experience navigating local permitting, entitlement, utility coordination, inspections, and municipal requirements.
• Multifamily renovation or capital improvement experience.
• Experience working directly for a real estate owner or developer in an owner's representative capacity.
• Strong network of contractors, consultants, and construction professionals within the local market.
• Experience supporting feasibility studies, business cases, capital planning, or development opportunities.
